Philip Seymour Hoffman has a new home in the West Village.

The Oscar-winning actor and his longtime girlfriend, costume designer Mimi O’Donnell – who have two children together – have closed on a three-bedroom, three-bathroom co-op loft on Jane Street for $4.25 million.

Included in the six-room prewar unit, which had a last asking price of $4.4 million, are doors from Provence, a large open living room and a fireplace.

Hoffman scoured the area for more than two years before deciding on the relatively spacious digs – compared to his present two-bedroom abode of approximately 1,000 square feet on Sheridan Square.

There’s no word yet on what Hoffman plans to do with that property, which he purchased in 2002 for about $1.3 million.

The Jane Street listing agent, Sarah Fiszel of Warburg Realty, had no comment.

It’s done-o!

Patience might have paid off for Rachael Ray.

According to public records, the perky food-show host paid $2.1 million for her 6-acre place in the Shinnecock Hills area of Southampton, which had a $2.9 million asking price. Her husband, John Cusimano, was not listed on the deed transfer.

The donut doyenne first had a contract out on the mini-compound last summer. But the then-owner of the property, Patricia A. Ross, and the bordering Southampton Golf Club had a property-line dispute that delayed the signing.

Included on the property are a pool, a pond and multiple gardens. There is a three-bedroom, three-bath European villa-style main house, a two-bedroom guest cottage, plus another one-bedroom cottage. The patient listing broker is Tim Haftel of Prudential Douglas Elliman.

Middle East End?

Hamptons brokers are buzzing about a possible mega-deal on the East End.

Sources say a Middle Eastern investor, who’s been traveling with an entourage, is considering the purchase of both the 115-acre Two Trees Farm in Bridgehampton (featured in this column last week) and the adjoining 60-acre Three Ponds Farm. The two properties have a combined price tag of $163 million.

“Residents in the area were surprised by the motorcade of black SUVs carrying the men in their native garb,” says one insider.

Two Trees, listed at $95 million and owned by developer David Walentas, is the site of the Bridgehampton Polo Club, while Three Ponds, featuring a private USGA-approved golf course, is owned by Cheryl Gordon Krongard.

Two Trees broker Tim Davis denied such a deal was afoot; Three Ponds agent Susan Breitenbach had no comment.

Bronfmanse

Also in the Hamptons, entertainment mogul Edgar Bronfman Jr. has gone to contract to sell his Amagansett estate, which had a last asking price of $14.7 million.

Bronfman bought the turn-of-the-last-century 3-acre property, known as the Namagansett Club, and which was renovated in 2000, for $12.5 million in 2005. He then put it back on the market the following year for $15.8 million after further renovations.

The six-bedroom, eight-bath home of more than 8,000 square feet includes a billiards room, a media room, a wine cellar, offices and a chef’s kitchen. Included on the property are extensive gardens, a guesthouse, a pool and a pool house.

Corcoran Group broker William Wolff did not return inquiries.

Highs & Loews

Myrna Ronson, who just sold her residence at 2 E. 67th St. for a record co-op apartment price, has bought a new place for a relative pittance.

The former wife of the late British developer Howard Ronson, who sold her full-floor, 14-room flat to Loews Hotels Chairman Jonathan Tisch for $48 million, has paid $7.75 million for a three-bedroom, 5½-bath duplex co-op at 4 E. 72nd St.

Now that both closings have happened, she’s probably going to Disney World.

YaYa yeah

YaYa DaCosta has bought a new, new condo. The “America’s Next Top Model” mannequin has just closed on a one-bedroom pad at a condo conversion on Riverside Drive in Hamilton Heights.

The unit, with an asking price of $330,000, is approximately 650 square feet and has river views. MaryJo Griner and Robert Kravath of Barak Realty were the agents, according to the listing.
