It’s back-to-school time for teenage “Twilight” actress Dakota Fanning, who has enrolled at New York University.

Fanning, 17, has moved into a two-bedroom rental at 225 Lafayette St., a luxury condo conversion of a stunning 1924 Beaux Arts building.

Our spies have also spotted Fanning’s mom, Joy, and younger sister, Elle, stopping by for visits. Let’s hope they caution Fanning to stay away from some of her wilder neighbors at the building. Fellow residents include Theodora Richards, who followed in daddy Keith Richards’ footsteps when she was busted last March for drug possession as she was caught scandalizing nuns by scrawling graffiti on a SoHo convent.

Fanning’s other neighbors include adorable Grammy Award-winning musician (and Jennifer Aniston ex) John Mayer.

Putting on the Ritz

Manhattan ad guru and hotelier Dick Tarlow has just bought a 5,000-square-foot, four-bedroom oceanfront penthouse residence in Puerto Rico’s Ritz-Carlton Reserve Residences. The unit includes a rooftop pool and terraces.

It is the largest of 13 beachfront condos, priced between $3 million and $5 million. All have sold out during construction. The developers are now trying to sell the second phase of 14 additional units, plus 18 villas and townhouses.

The residences are part of a complex that will include the Ritz-Carlton Reserve hotel, which is slated to open in December, 2012.

The complex is the relaunch of Dorado Beach, Laurance Rockefeller’s former estate and resort. During its glamorous heyday in the 1950s, Rockefeller’s Dorado Beach was a favorite of Ava Gardner, the Kennedys and Joan Crawford.

Power tower

Anne Hathaway and her ex-boyfriend, Raffaello Follieri, who went from pinstripes to jail stripes, are long over. But their old apartment at the Olympic Tower in Midtown — former home to arms dealer Adnan Khashoggi and an actor who played one, Nicolas Cage — is on the market for rent at $65,000 a month.

Our spies recently spotted Paul Kemsley — a British developer and chairman of the revived New York Cosmos soccer club, which boasts Pele as its honorary president — checking out the posh pad. It’s a 7,750-square-foot, four-bedroom, 6 1/2-bathroom duplex penthouse with views from Central Park to the East River, and of St. Patrick’s Cathedral and the Empire State Building.

The apartment includes a corner living room with a wet bar, a dining room that seats 12, a chef’s eat-in kitchen and attached family room, a media room with a projection screen and a state-of-the-art sound system.

Listing broker John Barbato, of Stribling & Associates declined to comment.

Sightings

Alexander Skarsgard (from HBO’s “True Blood”) and Julianne Moore shooting “What Maisie Knew,” a contemporary version of the Henry James novella by the same name, at the new Carriage House condo at 159 W. 24th St.; the two two-bedroom, 2 1/2-bathroom homes go for $2.75 million and $3.6 million.

New York Ranger Derek Stepan is out of the penalty box and into a new home. Now that the NHL season is about to begin, our spies have spotted the 21-year-old hockey star at the Element, 555 W. 59th St., where we hear he has just rented a one-bedroom, 1 1/2-bathroom apartment with a terrace for $4,000 a month.

The building is big on sporty amenities. They include a lap pool, kid’s pool, gym, whirlpool, a massage and treatment room, saunas, a yoga/Pilates studio and indoor basketball and squash courts. There’s also 12,000 square feet of outdoor space with a lawn, a resident’s lounge, children’s playground and sundeck.

We hear that Victor Shaio, a mortgage guru who works with many Rangers stars, referred Stepan to Town broker Sarah Albert for the deal.

That DUMBO’s Clock Tower triplex penthouse — all 7,000 square feet of it — will become Esquire magazine’s bachelor pad (the annual design showcase for the sophisticated gentleman). It’s now listed with the Kleier ladies, Michele Kleier and daughters Sabrina Kleier-Morgenstern and Samantha Kleier-Forbes, for $23.5 million … That the Tycher Family Foundation is hosting an event for young real estate pros at Trump SoHo New York tonight to benefit the UJA-Federation of New York.
