New look revealed for Brooklyn Bridge Park’s planned condos and hotel at Pier 1

Developers are getting ready to move ahead with gleaming new condos in Brooklyn Bridge Park, and today they gave a peak at plans for the “Sandy-proof” 123-unit complex at Pier 1 in DUMBO.

The new renderings by co-developers Toll Brothers and Starwood Capital show apartments at the “Pierhouse,” which is expected to break ground next month and finished by summer 2015, will have the best backyard in the city.

Apartments are listed on the project website as running from $1.2 million to more than $4 million for the 1- to 5-bedrooms.

Next door to the north and overlooking the historic bridge is a 193-unit hotel also being built inside the park by the same team. Both buildings’ entrances have been raised three feet from earlier proposals to avoid the massive flood damage that devastated the surrounding area during Superstorm Sandy last October.

The Pierhouse apartments are stacked vertically and many feature private outdoor terraces filled with trees, grass and other planting “We wanted to bring the feel of being in a park up into the building,” David Von Spreckelsen, of Toll Brothers, told The Post.

The lower units face the new Squibb Park Bridge linking the park to Brooklyn Heights above. The Brooklyn Bridge is slightly past the hotel to the north.

The new development is essential to completing the entire 85-acre park project as it will generate $3.3 million in revenues towards the expected $16.1 million annual maintenance budget, officials say. It will also include restaurant and retail space, a banquet hall, fitness center and 300 parking spaces.

When complete, the city expects the park to hold more than 1,200 condos. This includes new housing towers for two other locations: John Street in DUMBO and at Pier 6 in Brooklyn Heights.

The existing 440-unit One Brooklyn Bridge Park housing development by Pier 5 opened four years ago.
