Chelsea Arts Tower floors up for grabs

While they didn’t sleep there because residential use is prohibited, Oprah, Lindsay Lohan, Justin Bieber and Beyoncé have all been up to or used the event spaces known as the Glasshouses at the Chelsea Arts Tower in the 275-foot tall tower at 545 W. 25th St.

Now these two floors with floor-to-ceiling windows are up for grabs and can be sold together or separately to either another event operator or for other commercial office or arts user.

The 21st floor of 4,219 square feet has 14-foot ceilings, and includes a 520 -square-foot angled and partially covered balcony with views of the Hudson and Downtown as well as another 1,200 square feet of storage on the floor above. The asking price is $12 million.

The asking price for the 4,883 square foot 14th floor with its 11-foot ceilings is $8 million. Both have caterer-ready kitchens and many events use both floors to move between cocktails and dinner.

Stuart Siegel of CBRE, who has been involved in the property since it was a development site, is representing the building’s original sponsor and Glasshouses owner, Jack Guttman, in marketing the spaces. “He believes it’s a unique space and he is entrepreneurial and has other projects and thinks this is the right time to sell,” said Siegel of the seller. “This is ideal for a hedge fund or someone looking for a special office space that they can own and control and have views to the Statue of Liberty.”

Recent downzoning no longer permits towers of the same height, said Seigel who was involved in the original development and condo sales to buyers that include Calvin Klein and the Marlborough Gallery.

The lobby was also recently redone with special digital signage.
