Oh ‘tay!

Case closed: “Law & Order: SVU” beauty Mariska Hargitay has upgraded in East Hampton to an 11,000-square-foot, 11-bedroom, 6½-bathroom mansion on Cottage Lane. The three-story home, with three fireplaces, was built in 1890. Hargitay and actor husband Peter Hermann’s new estate was on the market for $8.9 million, but a source says the deal just closed for $7.34 million.

The property includes a pool, a guesthouse, mature trees and gardens in a private 1.41-acre setting. It’s in a ritzy area near Lily Pond Lane, where resident anglophile Madonna has rented the British-style “Coxwould” estate.

Hargitay’s previous East Hampton home, a cozier four-bedroom, 2,554-square-foot house, was on Buell Lane.

Baz room

Baz Luhrmann, who directed fellow Aussie Nicole Kidman in both “Moulin Rouge” and “Australia,” checked out a three-bedroom, $21,000 penthouse rental at 304 Spring St. in the Hudson Square area.

The duplex apartment has two fireplaces, a temperature-controlled wine room with space for 1,500-plus bottles, a solarium/outdoor yoga area and a 1,200-square-foot roof deck with its own Viking kitchen, plus a grill and outdoor shower.

We hear that actress Meg Ryan and comedian Lewis Black have also seen the penthouse. Corcoran Group broker Lydia Sussek has the listing.

Where’s the John?

Fashion designer John Varvatos has a flagship boutique on the Bowery, in the former home of the legendary CBGB rock club. But he’s chosen a place that’s decidedly less punk for his home.

Varvatos is renting a 12th-floor, two-bedroom apartment at 923 Fifth Ave. for $10,500 per month. The Upper East Side residence is 1,600 square feet.

The building is also where hedge-fund honcho James Rosenwald III of Dalton Investments and wife Laura recently closed on a two-bedroom condo for $3.2 million — slightly below the $3.49 million asking price.

Buy the farm

Here’s another Hamptons price tag that should turn heads. A two-story shingled Water Mill farmhouse built in 1826 just hit the market for $40 million. The 4,356-square-foot, five-bedroom, 5½-bathroom home at 186 Crescent Ave. is on Mecox Bay and comes with a pool, pool house, tennis court and three-car garage.

The home is owned by John Sargent, who was once the president and CEO of the Doubleday publishing company, and his wife, Elizabeth. Neighbors include finance titans Pete Peterson and Stephen Schwarzman.

Hamptons ‘Stuy’ town

The Wainscott estate that was the home of Stuyvesant Wainwright II, a former Republican congressman who died this year, is now on the market for $18.5 million.

The Georgica Pond spread on 4.9 acres at 24 Goose Creek Lane includes a 4,500-square-foot, two-story, seven-bedroom, 5½-bathroom mansion with three fireplaces, as well as a pool, pool house, tennis court, dock and 600 feet of pond frontage.

Wainwright moved to East Hampton as a child in 1927 and remained on the East End until his death at 88 this March. His Goose Creek Lane estate was a gathering place for an extended clan, including four children, nine grandchildren and 11 great-grandchildren.
