Award-winning architect Peter Marino, a big fan of motorcycles and black leather, might have fit in just fine on the gritty old Bowery. But his bank account seems more suited to the shiny new Bowery.

Marino, who got his start working with Andy Warhol, was recently spotted checking out a two-bedroom apartment at 250 Bowery.

The new development, which is repped by Douglas Elliman’s Fredrik Eklund and John Gomes, includes 20 units with “muscular, oversize casement windows,” along with “superior and sophisticated imported finishes.” Two-bedrooms in the boutique building, developed by VE Equities, range from a $1.475 million, 935-square-foot unit to a $6.25 million, 2,387-square-foot penthouse with a “glamorous roof terrace.”

Musician Paul Simon recently looked at a penthouse in the high-profile condo building.

Marino has designed new developments including 170 East End Ave., where Ricky Martin recently purchased a $5.9 million, four-bedroom condo.

Guez who’s coming

Gerard Guez, chairman of Sunrise Brands, an apparel company with labels including Seven7 Jeans, has plans to be one of the first condo buyers at 432 Park Ave. We hear that Guez has his eye on a $14 million condo in the forthcoming new development.

The building is developer Harry Macklowe and CIM Group’s new luxury condo complex going up on the old Drake hotel site. The nearly 1,400-foot-high building, which is expected to be completed by the end of 2015, will become the tallest residential structure in the United States.

Looking up

Meg Ryan, who once lived on the Upper East Side with then-husband Dennis Quaid, has her eye uptown again. Ryan, now single, has been living in SoHo but is considering Upper East Side homes not far from her former 1136 Fifth Ave. digs.

A broker working on her behalf recently inquired about a 907 Fifth Ave. residence. The 3,300-square-foot pad that Ryan wanted more details about is listed for $7.2 million with Douglas Elliman’s Tristan Harper, who could not be reached for comment.

Prince of Queens

Pop musician Prince Malik wants a princely sum indeed for his Queens mansion. The Oakland Gardens house, a Mediterranean-style residence atop a hill, is listed for sale at nearly $2.75 million and for rent at $12,000 a month.

The six-bedroom, eight-bathroom, custom-built home offers more than 7,000 square feet of living space spread out over four levels.

Outside, there’s a “grand” circular driveway, two-car garage, manicured front lawn and furnished patio.

We hear . . .

That a four-bedroom, 5 1/2-bathroom duplex at 998 Fifth Ave. listed for $20 million has closed. Listing broker Paula Del Nunzio of Brown Harris Stevens declined to comment. The landmarked building, where another $20 million listing is in contract, was created in an Italian Renaissance style by developer James T. Lee, the grandfather of Jacqueline Kennedy Onassis.
