A Brooklyn developer was named the big winner today, for designing the best plans for small New York homes.

The city tabbed the team led by Monadnock Construction Inc., for its “micro-apartment” contest, which challenged architects to create affordable homes for single New Yorkers — some as small as 250 square feet.

The winning team was the combo effort of Monadnock, the Actors Fund Housing Development and nARCHITECTS PLLC.

This team will now be asked to build 50 micro-units on a city-owned site at 335 E. 27th Street in Kips Bay.

The team plans to install everyday objects, built with multiple uses so to make maximum use of minimal space, according to drawings.

A daytime couch turns into a nighttime bed and a pin-up kitchen wall flips down into a counter, ready food preparation or dining surface.

Designers have a folding table that can be stored and hung on a rail.

Mayor Bloomberg announced the contest in July, and 33 proposals had been submitted by the September deadline.

Finalists include Dattner Architects and the Durst Organization and Jonathan Rose Companies, the firms told The Post.

Each apartment has to be between 250- and 370-square-feet large.
