THE KID’S GOT NIRV

It’s not every day a 16-year-old shows up with a broker to check out a $6.5 million penthouse condo. But that’s what Frances Bean Cobain did recently when she stopped by 115 Mercer St. to peruse its glassy duplex with 2,500 square feet of terraces.

She “seemed very sweet,” a source said of the daughter of late Nirvana frontman Kurt Cobain. “She said that she was looking for her mother.”

We tried to ascertain whether that meant the aspiring model was inspecting a possible home for Courtney Love, or that her mother is missing. Cobain’s broker Adam Modlin of the Modlin Group had no comment, nor did listing broker Chris Poore of the Corcoran Group.

The unit has three bedrooms, 3 1/2 baths and a glass atrium. We’re told that a potential buyer of legal age, designer Marc Jacobs, has also seen the property.

James Gandolfini is hoping to make an offer a developer can’t refuse.

The former “Sopranos” star, whose search for a new roost appears to be a priority, was seen poring over plans at the Fairchild, a new condo project at 55 Vestry St. in TriBeCa.

Included in the building – which is expected to be completed in about six months – are 21 townhomes, penthouses and lofts designed by David Howell. Prices there range from $1.965 million to $8.995 million.

Triplex residences have up to 3,500 square feet of interior space and feature private street-level entrances.

Gut reaction

Prolific Italian producer Vittorio Cecchi Gori has one work he never got around to finishing. The Oscar-nominated (for “Il Postino”) movie mogul is looking for a buyer with a capable architect to purchase his gutted Trump International Hotel & Tower penthouse for $28.5 million.

“It now basically has a loft-like configuration,” said a source familiar with the raw space.

When the 5,500-square-foot unit with 20-foot ceilings and amazing south, east and west views was first completed with a seven-bedroom, six-bath floor plan, Donald Trump threw a splashy press event there and said he was considering moving in himself.

Broker Howard Margolis of Prudential Douglas Elliman had no comment.
