RITZY FOLK VENT AS SMOKE INVADES POSH TOWER

Dozens of New Yorkers who coughed up millions for luxury dwellings in a new Manhattan high-rise are choking on their investments. Literally.

Residents of 200 Chambers St. – where actor Patrick Stewart and powerhouse show-biz attorney Allen Grubman live – are griping that a faulty ventilation system is causing smoke to invade their homes.

“I smell smoke in my bedroom and bathroom several times a week,” Suzanne Amini, who owns Thompson Café in Greenwich Village, told The Post.

The $220 million, 30-story condo tower sold out well before being completed late last year, at prices of up to $3 million.

On April 8, resident Eric Braverman – a Park Avenue doctor – saw so much smoke pouring out of vents “that you couldn’t see your hand in front of your face.”

Last week, Braverman’s attorney filed a complaint with the state attorney general alleging that a private engineer hired by Braverman found “an absence of fire-stopping” and “large open gaps” in exterior walls.

A spokesman for property manager Rose Associates said “the issue may be related to a condition within an HVAC riser column and this possibility is being further investigated.”
