Hay, Matt Lauer!

Matt Lauer closed on his $3 million, 30-acre horse farm on Deerfield Road in Water Mill and has begun to build an indoor riding facility, along with starting renovations to the existing barn and the building of a new one. He also has created a small nursery on one section of the property where he is replanting some of the trees that he had moved. (The land is on a preserve so he can’t build a house there; he owns a home in Southampton.)

Developer Joe Farrell is building seven neighboring houses — all with horse farm and ocean views. The homes, which will all be around 6,000 square feet, are on Farrell Court and range in price from $2.7 million to $4.9 million, with two pre-sold and construction underway.

Back in the Saddle

Aussie soccer superstar Tim Cahill of the New York Red Bulls has finally found a permanent place to hang up his cleats.

After renting the 17,000-square-foot, seven-bedroom gated estate in Saddle River, NJ, the midfielder is now in the process of buying the home, sources tell Gimme Shelter.

The sprawling house, listed for $6.89 million, sits on 2 acres in a very private area and includes an elaborate pool with waterfalls and a pool house. The property also comes with a seven-car garage. Not bad, considering that Cahill’s private car collection includes a Lamborghini, a Ferrari and a Hummer.

Broker Michael Randy, of Prominent Properties Sotheby’s International Realty, declined to comment.

Townhouse taken

In 2002, Alison Cayne Schneider bought a grand, seven-story Upper East Side mansion from the Hewitt School for $8.25 million. Her husband, Jack Schneider, was a hedge fund manager. Her father, Jimmy Cayne, was the last CEO of Bear Stearns.

Last April, the Schneiders put the townhouse on the market for a whopping $33.5 million. On Oct. 10, the Schneiders submitted their agreed-upon terms for their divorce to the New York Supreme Court for approval. The very same day, Alison bought the townhouse from Jack and herself for $14 million. Her address is listed as the townhouse, at 10 E. 75th St. His address is listed in Old Saybrook, Conn., where he has a waterfront home adjacent to the Fenwick Golf Club that the couple bought in 2008 for $4.23 million.

The 16-room townhouse measures 13,048 square feet and has six bedrooms and 12 bathrooms. It was built in 1872 and redone, with a limestone façade, in the 1920s, and then totally re-gutted and redone once again after the Schneiders bought it, with Peter Pennoyer as the architect and interior design by Victoria Hagan. It comes with a planted roof and open city views. There’s also an elevator, an English basement and state-of-the-art sound, communication and lighting systems.

Falcone hawks

Phil Falcone, the billionaire founder of Harbinger Capital and LightSquared, and his wife, Lisa Marie, have listed 36 acres they own in Water Mill, on Deerfield Road, for $7.995 million.

The land is made up of two 2-acre building parcels and a 32-acre reserve. Each lot has room for a large home, pool, pool house and tennis court, and the preserve can be used for a horse farm, a la Matt Lauer and Madonna.

Live/work in demand

A $2.2 million co-op at 236 W. 26th St. is having its moment in the spotlight. Film and TV director Adam Bernstein and his wife, actress Jessica Hecht, recently took a look at the three-bedroom, 2 1/2-bathroom unit. And journalist Jacob Bernstein (no relation to Adam), son of Carl Bernstein and the late Nora Ephron, also visited the same seventh-floor unit, which is currently set up as two industrial-style loft spaces. But we hear the apartment has a contract out with a different buyer. The Art Deco building is a prewar live/work complex.

Listing brokers Bill Kowalczuk and Brett Compton of Town Residential declined to comment.
