In 1980, when Ted Kennedy was speaking at the Democratic convention, he famously said, “The work goes on, the cause endures, the hope still lives and the dream shall never die.”

That’s the story of 56 Leonard.

In 2008, brokers predicted it would become TriBeCa’s signature piece of architecture: a Herzog & de Meuron-designed glass tower unlike anything in the neighborhood. But then the markets collapsed, and the building was forced to return deposits. Many assumed the project was dead, but for others the dream lived on. (Douglas Elliman managing director Leonard Steinberg, a broker who wasn’t even on the 56 Leonard sales team, told us back in 2010 that he was still keeping a model of the building in his office.)

Well, 56 Leonard’s dream is alive and well again.

The 60-story building came back on the market this March. And even though the units won’t be delivered until the summer of 2015, 70 percent of the 145 condos have already sold at around $3,000 per square foot.

“There are two floors of amenity space on the ninth and 10th floor,” says Elizabeth Unger of Corcoran Sunshine, which is marketing the building. The ninth floor will feature a catering kitchen, screening room, two terraces, playroom, dining room and lounge. The 10th floor will have a gym, sauna, steam room, Jacuzzi and four-lane lap pool.

As for the trophy apartments, Unger offers up this 6,400- square-foot unit 53 stories in the sky. It has two private terraces and a private balcony for a total of 1,708 square feet of outdoor space.

The price tag is $28.5 million.
