A place to Liev

Vespa-loving thespians Liev Schreiber and Naomi Watts are zipping around the city, on the lookout for another downtown pad. When we last checked in with the doting parents of two tots this past April, they were eyeing a 3,000-square-foot, $5.4 million unit at the Pearline Soap Factory in TriBeCa. But now we hear they are scoping out hip West Chelsea properties, including a $9 million, full-floor loft at 120 11th Ave.

The new-construction, eight-unit building, with five floors and two triplex penthouses, is expected to be completed by the end of the year. Prices range from $3.5 million for a half-floor loft to $17 million for the penthouse.

The couple recently took the stage at the American Airlines Theater for the one-night-only “24 Hour Plays,” which also drew superstars Brooke Shields, Ashton Kutcher and Demi Moore.

As for the couple’s 3,300-square-foot, full-floor combo at the troubled One Madison Park, which they bought for $6.05 million in 2007, we hear they might keep it as an investment property.

Good day, Sunshine

Louise Sunshine, the grand dame of luxury marketing, is helping her son, photographer-turned-Corcoran broker Sam Sunshine, sell the One Beacon Court apartment owned by her husband, Martin Begun. Sunshine, who did the pre-development planning for the sold-out building, will be on hand at an open house for the 1,972-square-foot, two-bedroom, 2½-bathroom unit, which is on the market for $6.75 million.

The 36th-floor apartment features floor-to-ceiling windows with views stretching from the Hudson River to the East River and interiors designed by Peter Marino.

After selling her successful company, the Sunshine Group, to Corcoran’s parent company for about $9 million in 2002, Sunshine’s contract wasn’t renewed in 2006. Now, not only is her son a broker there, but according to Sunshine, she and Corcoran CEO Pam Liebman are slated to break bread today and discuss new business possibilities.

Jack Welch was the last person to buy in the building, on Oct. 15. He paid $8.3 million for a flat he added onto his unit on the 46th floor.

The Dec. 1 open house will be catered by Le Cirque, the building’s chic dining spot.

Season’s greetings

Legendary Four Seasons crooner Frankie Valli is showing some interest in a $3.3 million, three-bedroom apartment at the Rushmore, a luxury condo development on the Upper West Side. The unit that “got under his skin” is on the 18th floor and measures 1,862 square feet.

If Valli buys, it’ll be good news for Extell Development Company, as the 289-unit building is currently locked in a dispute with buyers who signed pre-recession contracts.

Extell faces more than 35 complaints from Rushmore buyers, which could cost them $115 million in cancelled sales. The company has begun negotiating with buyers to persuade them to stay by offering hefty discounts. Gary Barnett, president of Extell, was unavailable for comment at press time.

A spokeswoman for the Rushmore said the building is now “on fire,” with $50 million in “contracts out” for 17 units over the past three months. The highest-priced units out for contract run from $6 million to $8.6 million, she added.
