The hottest buildings to hit the market

It took us a long time to be able to say it, but the market for new developments is officially insane again.

Insane good, you ask, or insane bad?

Well, if you’ve got millions of dollars just gathering dust and your one-bedroom yearns for two or three brothers, it’s the former.

All over Manhattan — and Brooklyn, too — new developments are popping up and partying like it was 2007. Here are 12 of the latest coming on the market.

The Sterling Mason, 71 Laight St.

Architect Morris Adjmi fuses together a 1905 TriBeCa landmark with a newly built, metallic-façaded twin to create this 33-unit building, with spacious two- to five-bedrooms (only three per floor) ranging from 2,000 to 4,000 square feet. Building perks include a library, a 92Y Wonderplay kids room, a courtyard designed by Deborah Nevins, a fitness room with a yoga studio and underground parking. Construction is expected to be complete in the fall of 2014. Prices range from $3.9 million to $22 million; currently six units are on the market.

Rutherford Place, 305 Second Ave.

In its past life as a rental building, Stuyvesant Square-situated Rutherford Place collected rent from the likes of Diddy, Tom Cruise and David Lee Roth. Now the 10-story, 1902 National Register of Historic Places cardholder is going luxury condo, offering 78 units — studios and one-, two- and three-bedrooms (measuring 600 to 2,100 square feet) going on sale this month. Many residences are duplexes or triplexes with ceilings up to 17 feet and oversized windows; several also have French doors and private patios. Expect a price range between $600,000 and $2.5 million.

Village Green West, 245 W. 14th St.

The third in Alfa’s Green Collection, this 12-story condo, which is “targeting” LEED Gold certification, will include 27 one- to three-bedroom residences, plus four floor-through penthouses. Kitchens feature Smeg cooktops and convection ovens, Liebherr fridges and Miele dishwashers; bathrooms have Lefroy Brooks fixtures. Building amenities are many: roof terrace, wellness center, sauna, treatment room, coffee bar and bike storage. Units go on sale later this month, one-bedrooms start at $1.2 million, penthouses go from $7.6 million to $9 million.

Greenwich Lane, Seventh Ave. South, between 11th and 12th Streets

What was once St. Vincent’s medical center is now the Greenwich Lane — a collective of five buildings and five townhouses in the heart of the West Village. What unites all 200 one- to six-bedroom units is a “lush, private central garden.” Each of the buildings will have its own unique look — the architecture comes courtesy of FXFowle; interiors are by Thomas O’Brien of Aero Studios (his first foray into the residential market). Sales launch this fall; closings anticipated to begin late 2015. Prices are expected to range from $2 million to over $20 million.

Halcyon, 305 E. 51st St.

Each of its 123 one- to four-bedroom units of this 32-story condo will enjoy 10-foot ceilings, oak wood flooring, double-paned energy-efficient windows and spa-like master bathrooms with honed marble and brushed bronze fixtures. Tranquility doesn’t come cheap — prices range from $1.3 million to above $10 million. Interior designer S. Russell Groves provides the walnut-paneled, travertine-floored style on the inside; SLCE Architects is responsible for the building’s glass wall tower and limestone base. Amenities include a 21-foot pool, hammam-themed Aqua Spa, gym and sauna. Sales launched in July and the building should be completed in the second half of 2015.

One Vandam, 180 Ave. of the Americas

One Vandam promises to be as butt-kicking as the action hero sharing the same name, offering 25 condos, ranging from one- to five-bedrooms, from just under 1,000 square feet to over 5,000 square feet. The 14-story SoHo building, designed by city-based firm BKSK Architects, is one part limestone, one part glass; the second floor features a landscaped outdoor terrace. Sales will launch this fall; closings should begin the first quarter of 2015. Prices have yet to be set.

500 W. 21st St.

The High Line real estate scene continues its meteoric rise, with Sherwood Equities’ plan to build a 32-unit luxury condo along the Far West Chelsea walkway. The Kohn Pedersen Fox-designed building, with interiors by designer Mark Zeff, will occupy an entire block of 10th Avenue between 20th and 21st streets. The one- to four-bedroom units will measure 1,100 to nearly 4,000 square feet and be priced from $2 million to $15 million. Sales start this winter; expected completion is fall of 2014.

72 Poplar St.

Originally built in 1912 as a police precinct, this five-story Italian Renaissance Revival building in Brooklyn Heights is being transformed into 14 modern two-, three- and four-bedroom units measuring 1,434 to 3,368 square feet. Expect ceiling heights as high as 14 feet and kitchens with custom Italian cabinetry, along with private parking, a gym, lounge, bike storage and a virtual doorman. Prices range from $1.595 million to $5.75 million. Sales are slated for late fall and occupancy for 2014.

61 Fifth Ave.

Icarus got less sun than you’ll find in the living rooms of this Greenwich Village condo project, with super-high ceilings (the triplex claims 19 footers!) and windows to match. You can credit architect Alta Indelman for the contemporary limestone and brick façade of the LEED-certified building, which soars to 10 stories but houses a mere four units. This means these are big, big apartments: three 4,326-square-foot, three-bedroom duplexes, plus a four-bedroom penthouse triplex, which claims 5,924 square feet of sun-flooded space on the inside, and another 1,901 square feet of private terrace. Prices range from $12.975 million to $28.5 million; the project should be completed by the end of the year.

540 W. 49th St.

Not everything in the pipeline is a five-bedroom colossus that will set you back several million. Take this 114-unit condo which has plenty of smaller units. Prices haven’t been released on the studios (which start at around 525 square feet), one-bedrooms (700 to 800 square feet), two-bedrooms (990 to 1,250 square feet) or penthouses (1,200 to 1,700 square feet) but rumor has it that they should be running from around $700,000 to $2.5 million at the top end. The two interconnected seven-story buildings will share a 6,000-square-foot courtyard with a reflection pool and an open-air movie theater. Sales should start this fall with move-ins by spring of 2014.

21 W. 20th St.

The facade of this 15-story Flatiron condo is a mix of blackened stainless steel, glass and stone, but the magic really happens on the 10th floor, where the building “unfolds . . . to reveal three floor-through penthouse homes perched atop the neighboring restored, landmarks-protected structure.” In all, there are 13 full-floor units, including a fourth penthouse — a duplex — on top. Skytop Penthouse Homes will start at $8.5 million and go up to $17 million; pricing for the other units is not yet available. Sales are expected to begin later this fall.

388 Bridge St.

Super-tall, super-glassy and super close to Downtown Brooklyn’s burgeoning Fulton Mall, this behemoth will offer 40 penthouses, 104 condos (floors 32-44) and 234 rentals (floors 7-31), totaling 378 units. Apartments will range from 530-square-foot studios to a 2,371-square-foot, four-bedroom penthouse with a 536-square-foot private terrace. The penthouses and condos will feature Liebherr fridges and walk-in showers; rentals are pretty spiffy, too, with GE appliances and (bonus!) the same Bosch washer/dryers as the condos. Marketing will begin this fall with completion expected by summer 2014. Prices have not been set.
