Neighbor calls Joan Rivers a condo bully in $15M lawsuit

A bottle-blonde socialite channeled her inner Joan Rivers Wednesday — by lobbing a barrage of nasty cracks against the 80-year-old comedienne in retaliation for a lawsuit over an Upper East Side condo.

”Without makeup she looks like the Joker from Batman,” Elizabeth Hazan snipped about Rivers, who has filed a $200,000 claim against Hazan in Manhattan Supreme Court over unpaid condo charges.

“She’s a monster. She’s evil.”

The French-accented Hazan then laid into to the comic with the kind of red-carpet-style put down that Rivers usually spouts.

“I’m young and she’s old. I’m beautiful and she’s ugly,” said Hazan, who claims she is 30 — though public records list her age as 41.

Hazan’s insult-comic routine comes after a Belize-based holding company to which she is connected responded to Rivers suit by slapping the funny woman with a $15 million claim Wednesday.

This latest legal volley accuses Rivers of personally committing “physical sabotage” at the East 62nd Street unit where Hazan once lived, including gluing the lock shut, ripping out cable wires and stopping mail delivery.

The company, Real Estate Holding Group, now owns the $2 million unit in which Hazan once lived.

The suit claims that Rivers — who is the condo board president — singled out Hazan because her former $2 million pad is the humblest in the opulent 8-unit building, where River’s penthouse is worth as much as $30 million.

Rivers admits she can be tough, an referred to herself as the “scary lady upstairs” in a recent interview about her 10-year tenure as board president.

An attorney for the board said he was evaluating the allegations.

Rivers’ rep declined to comment.
