Madonna eyes house for the help

Madonna may be getting closer to achieving her dream of becoming lady of the manor, in Bridgehampton horse country. Last week, we reported that the Material Mom is buying Kelly Klein’s horse farm (450 Mitchells Lane) in a brokerless deal for less than $10 million, along with an adjacent horse farm at 10 Mitchells Lane. At the moment, the 50 or so acres are for horses only — no home can be built on the land.

But we hear that Madonna is eyeing a nearby house, at 549 Mitchells Lane, for her hired hands. It’s on the market for $4.4 million and is listed by a broker who has represented Madonna pal Gwyneth Paltrow. The owner, architectural designer (and Gwynnie friend) Michael Minkoff, is known for buying East End fixer-uppers.

The 2-acre property, which abuts a reserve, is called Shady Maple Farm and includes a renovated 1930s farm house with four bedrooms, four bathrooms, a pool, pool house and two barns that could be used for entertaining or as dance studios.

Aerial shots of the home show Budget rent-a-trucks galore and a green Range Rover. However, the broker first denied a deal, then had no comment.

Notalie!

Even Natalie Portman can’t charm her way into this star-studded TriBeCa building. The River Lofts, a two-building condo conversion at 416 Washington St. and 92 Laight St., caught the eye of the “Brothers” star, who asked if she could rent a one-bedroom on the third floor for three months.

But this beauty’s request was denied; the owner of the 1,103-square-foot unit, 3K, is only interested in selling.

Left-leaning MSNBC anchor Rachel Maddow also checked out the apartment, which is on the market for $1.495 million. (Her colleague Jim Cramer also lives in the building.)

Listing broker Tom Postilio, of CORE Group Marketing, told us about another potential buyer, one who was literally star-struck when he bumped into resident Meryl Streep on the way into the building. This buyer then checked out 3K’s optional storage unit in the basement. It’s next to that of A-list resident Gwyneth Paltrow, who keeps part of her apparently massive shoe collection in a giant box clearly labeled “Paltrow Shoes.” Imelda Marcos, watch out!

Other high-profile buyers in River Lofts include model Karolina Kurkova and Niche Media publisher Jason Binn.

But all is not peachy here: The condo board is suing developer Shaya Boymelgreen over shoddy-construction issues.

Nouvel riche

One of the highest-priced duplexes in starchitect Jean Nouvel’s 23-story building at 100 11th Ave. went into contract and closed on the same day — yesterday — for a whopping $22 million.

The 10,000-square-foot unit, on the 17th and 18th floors, is completely raw space and features floor-to-ceiling windows with stunning views of the Hudson.

Prudential Douglas Elliman brokered the deal. The buyer is Miracle NY Properties LLC; we hear the buyer, who wants to remain nameless, is a computer/Internet tech whiz.

More than two dozen units in the building are in contract, ranging from $1.875 million to $22 million and 10 have closed. Amenities include a 70-foot indoor/outdoor lap pool, a fitness center, a private garden and 24-hour concierge service.

Photographer Mario Testino is also in contract on a unit there.

Hirt on the move

Now that Michael Hirtenstein is getting ready to move into his new $13.5 million townhouse at 92 Charles St., he’s moving out of his 25 Bond St. bachelor pad — which is on the market for $50,000 a month.

Earlier this year, Hirtenstein sold his townhouse at 23 Gramercy Park South. And he is still holding onto the five units he is combining at the Enrique Norten-designed One York in TriBeCa. (The Hirt famously renegotiated a six-unit purchase for around $25 million to five units for $16.5 million.)

Julia Roberts recently glammed up One York when she spent three days shooting Lancome’s print and commercial campaigns there with fashion lensman Mario Testino.
